Coworking Membership Terms & Conditions

These Terms & Conditions (“Agreement”) set out the terms between Pentire Estate Ltd (“Pentire House”, “we”, “us”, “our”) and you (“Member”, “you”, “your”).

This Agreement governs your membership and use of Pentire House, 5–9 Beach Road, Newquay, TR7 1ES (the “Premises”).

By signing up for membership, you agree to these Terms & Conditions and the House Rules (available at www.pentire.house/house-rules).

1. Membership Overview

1.1 Pentire House offers three membership types (each a “Membership”).
1.2 All Membership fees are inclusive of VAT.
1.3 Membership provides access to shared coworking facilities and amenities according to your selected Membership level.
1.4 This Agreement does not create a lease or tenancy. It is a licence to occupy and use shared workspace.

2. Payment Terms

2.1 Membership fees are payable monthly via Direct Debit.
2.2 Payment is collected on the 1st of each month.
2.3 Fees include use of workspace, agreed facilities, utilities (electricity, water), and superfast broadband.
2.4 No deposit is required.
2.5 Late payments may result in suspension of access until payment is received.

3. Term & Notice

3.1 Membership operates on a rolling monthly basis.
3.2 Members may cancel by providing one full calendar month’s written notice from the 1st of the month.
3.3 Notice may not be given during your first calendar month of membership.
3.4 Pentire House may terminate membership by providing one full calendar month’s written notice (not during the Member’s first month).
3.5 We reserve the right to terminate membership immediately in cases of gross misconduct or serious breach of these Terms or the House Rules.

4. Access & Use of the Space

4.1 Members are provided with access credentials (fob or app).
4.2 Access is available 24 hours a day, 7 days a week.
4.3 Membership is for business use only. The Premises may not be used for personal or residential purposes.
4.4 Any change in your business activity must be communicated and approved in advance.
4.5 Members must return access devices upon termination.
4.6 On ending membership, Members must leave the space in substantially the same condition as at commencement.

5. Landlord / Operator Use of Premises

5.1 Pentire House reserves the right to use the Premises occasionally for private events.
5.2 Where possible, notice will be provided in advance.
5.3 Events will not unreasonably disrupt the core coworking offering.

6. Communal Areas & Conduct

6.1 Pentire House operates on mutual trust and respect to enable 24/7 access.
6.2 Members must comply with the House Rules at all times.
6.3 Kitchen facilities are provided for tea and coffee preparation only.
6.4 Members must keep communal areas clean and tidy throughout the day.
6.5 Food should not be stored long-term on the Premises; items left may be disposed of.
6.6 Tea, coffee, and milk are provided for reasonable communal use.
6.7 Shower facilities are provided for pre/post exercise use only.
6.8 Wetsuits must not be left in showers.
6.9 Board racks are limited to one board per Member unless otherwise agreed (additional boards may incur a charge).

7. Dogs Policy

7.1 Dogs are permitted only with prior approval from Pentire House.
7.2 An additional monthly fee (as published on the website) applies.
7.3 Dogs must remain under the Member’s control and primarily at their desk.
7.4 Dogs must not bark excessively or disturb other Members.
7.5 Dogs must not be allowed on furniture.
7.6 Members must maintain cleanliness and remove all waste immediately.
7.7 A maximum of three dogs are permitted in the main desk areas at any one time.

8. Behaviour & Community Standards

8.1 Members agree to maintain a respectful, professional environment.
8.2 Harassment, discrimination, illegal activity, or behaviour causing disruption will not be tolerated.
8.3 Business or personal information about other Members must not be shared without consent.
8.4 The internal messaging system must be used appropriately and not for public complaints.
8.5 Concerns should be raised directly with management.

9. Grievances & Communication

9.1 Members should raise any issues directly with Pentire House management.
9.2 Members agree to communicate promptly and reasonably regarding matters affecting the Premises.

10. Services Provided by Pentire House

Pentire House agrees to provide:

* A safe and legally compliant workspace

* Electricity and water

* Superfast broadband

* Tea and coffee provisions

* Access to communal eating and breakout areas

* Regular cleaning of communal areas

* Reasonable notice of building works (where possible conducted outside working hours)

11. Damage & Liability

11.1 Members are responsible for any damage they cause to the Premises beyond fair wear and tear.
11.2 Pentire House accepts no liability for loss, theft, or damage to personal property.
11.3 Members are responsible for arranging appropriate business insurance.

12. Fee Reviews

12.1 Membership fees may be reviewed annually.
12.2 Members will be given reasonable written notice of any changes.

13. General

13.1 Pentire House may update these Terms from time to time. Members will be notified of material changes.
13.2 If any part of this Agreement is found to be unenforceable, the remaining provisions remain in effect.
13.3 This Agreement is governed by the laws of England and Wales.
